Ignition failure: Gas boilers use electronic ignition or pilot lights. Igniters fail, pilot lights go out, gas valves stick. We carry replacement igniters for most major brands.

Leaking Boiler or Piping

Fluctuating or Low Pressure

Hot water boilers need steady pressure to work properly. Pressure gauge should read about 12-15 PSI when cold, 18-22 PSI when hot. If your pressure keeps dropping or fluctuates wildly, several things could be wrong.

Small leak somewhere in the system: Even a tiny leak drops pressure over time. Could be a radiator valve, pipe fitting, circulator pump seal, or the boiler itself. We pressure test the system to find leaks.

Failed expansion tank: Expansion tanks have a rubber diaphragm that separates water from air. When the diaphragm fails, the tank floods with water and can’t absorb pressure changes. Symptoms include frequent pressure drops and the PRV releasing water.

Bad pressure reducing valve (PRV): The automatic fill valve that maintains system pressure can fail closed (pressure drops and won’t refill) or fail open (pressure keeps climbing). Both scenarios cause problems.

Faulty pressure gauge: Sometimes it’s just a bad gauge giving false readings. We check actual pressure before assuming system problems.

Oversized or undersized expansion tank: If someone installed the wrong size expansion tank, pressure fluctuations are constant. We calculate proper tank size based on system volume.

Pressure problems need immediate attention. Low pressure means no heat. High pressure can damage components or cause the relief valve to discharge water all over your basement.

Pilot Light Problems (Older Systems)

Older gas boilers use standing pilot lights instead of electronic ignition. Pilot light problems are common, especially during windy weather or after the system sits unused all summer.

Pilot won’t stay lit: Usually a bad thermocouple (the safety device that keeps gas flowing to the pilot). Thermocouple replacement is quick and cheap.

Pilot light keeps going out: Could be drafts, a dirty pilot orifice, or gas pressure issues. We clean the pilot assembly and check for proper draft.

Improper air/fuel mixture: The burner needs the right ratio of air to fuel. Too much or too little air reduces efficiency. We test and adjust combustion.

Boiler Pressure Problems - What You Need to Know

Boiler pressure issues are one of the most common problems we diagnose in Suffolk County, and understanding them helps you know when to call for service versus when you can handle it yourself.

Normal Pressure Range: Hot water boilers should maintain 12-15 PSI when cold and 18-22 PSI when hot. Your pressure gauge (usually mounted on the front of the boiler) shows this. Some gauges also have a temperature reading.

What Causes Low Pressure:

System leaks: Even small leaks cause pressure to drop over time. Check around radiator valves, circulator pumps, and pipe fittings for moisture or corrosion stains.

Failed expansion tank: When the diaphragm inside your expansion tank tears, the tank can’t do its job. You’ll notice frequent pressure drops and might hear the relief valve discharging water.

Faulty auto-fill valve: The pressure reducing valve (PRV) automatically adds water to maintain pressure. If it fails closed, pressure drops and won’t refill. If it fails open, you get excessive pressure.

Bleeding radiators: When you bleed air from radiators, you’re releasing water too. If you bled multiple radiators, pressure might drop below normal. This is easy to fix by adding water back to the system.

What Causes High Pressure:

Failed PRV: Auto-fill valve stuck open keeps adding water, pushing pressure up. We see this constantly. The valve gets debris in it or the internal diaphragm fails.

Expansion tank issues: A waterlogged or failed expansion tank can’t absorb pressure increases as water heats up. Pressure climbs until the relief valve opens.

Oversized or blocked expansion tank: If the tank is too small for your system or the connection is blocked, pressure has nowhere to go when water expands.

Can You Add Water Yourself?

Most boilers have a manual fill valve (usually a small handle near the pressure gauge). You can add water if pressure drops below 12 PSI. Here’s how:

  1. Make sure the boiler is off and cool
  2. Slowly open the manual fill valve while watching the pressure gauge
  3. Stop when pressure reaches 12-15 PSI
  4. Close the valve completely
  5. Wait 10 minutes and check for leaks at the fill valve

When to Call Us Instead:

  • Pressure drops repeatedly (indicates a leak)
  • Pressure climbs above 25 PSI
  • Relief valve keeps discharging water
  • You’re not comfortable working near the boiler
  • Pressure gauge doesn’t move at all (might be broken)

Boiler Leak Repairs - From Simple to Serious

Boiler leaks range from minor drips you can live with for a few days to major floods that need immediate attention. Here’s what different leaks mean and how we fix them.

Small Drips from Pressure Relief Valve

The PRV (usually a brass valve on top or side of the boiler with a discharge pipe) should never drip. If you see occasional drops or a small puddle under the discharge pipe, call us. The valve either needs replacement or there’s a pressure problem causing it to release water.

Quick fix: Replace the relief valve (takes about 30 minutes). Cost is reasonable and prevents larger problems.

Don’t ignore it: A dripping relief valve indicates overpressure or a failed valve. Either way, it’s a safety issue.

Circulator Pump Leaks

The circulator pump has a seal around the shaft where it enters the pump body. This seal eventually wears out, causing water to drip from the pump.

Symptoms: Water dripping from the pump itself, sometimes with a rust stain showing where the leak is. You might also hear the pump running rough or not at all.

Fix: Replace the circulator pump. Takes 1-2 hours depending on pump location and pipe configuration. We carry common pump models on our trucks.

Prevention: Pumps last 10-15 years typically. If yours is pushing 15 years and showing any issues, proactive replacement prevents emergency leaks.

Expansion Tank Leaks

Expansion tanks develop leaks when the diaphragm fails or the tank itself corrodes through. You’ll see water pooling around the tank or dripping from the connection.

What’s happening: The rubber diaphragm inside separates water from air. When it tears, the tank floods completely and can’t absorb pressure changes. Eventually the tank leaks or the increased pressure causes problems elsewhere.

Fix: Replace the expansion tank. We size the new tank properly for your system (lots of homes have undersized tanks that cause pressure problems). Takes about an hour.

Long-term benefit: Proper expansion tank prevents pressure fluctuations, extends system life, and stops relief valve discharge.

Pipe Joint Leaks

Threaded pipe fittings and solder joints can develop leaks from corrosion, thermal cycling, or just age. Common at elbows, tees, and unions.

Location matters: If the leak is in accessible piping, repair is straightforward. If it’s in a wall or under a floor slab, that’s more involved.

Fix options:

  • Tighten the fitting: Sometimes it’s just loose. We try this first.
  • Repack the joint: For threaded fittings, we can sometimes repack with thread sealant.
  • Replace the fitting: Cut out the bad fitting and install a new one.
  • Solder repair: For copper pipe joints, we clean and re-solder.

Prevention: Regular maintenance includes checking all visible joints for signs of corrosion or seepage. Catching leaks early prevents water damage.

Cracked Heat Exchanger (The Serious One)

Heat exchangers are the heart of your boiler where combustion heat transfers to water. Cracks develop from corrosion, scale buildup causing hot spots, or simple age.

How you know: Water leaking from inside the boiler cabinet, often with rust stains. Sometimes you see water dripping from seams in the boiler jacket. Might also notice steam or moisture around the boiler.

Why it matters: A cracked heat exchanger can allow combustion gases (including carbon monoxide) to mix with your home’s air. Safety issue beyond just the leak.

The bad news: Heat exchangers cost nearly as much as a complete new boiler when you factor in the labor to replace one. Most cast iron boilers are also difficult to disassemble enough to replace the heat exchanger.

The decision: If your boiler is over 15 years old with a cracked heat exchanger, replacement almost always makes more sense financially. If it’s a newer boiler under warranty, exchanger replacement might be covered.

Condensate Drain Leaks (High-Efficiency Boilers)

High-efficiency condensing boilers produce acidic condensate that drains away through a PVC pipe. These drain lines can clog or develop leaks.

Symptoms: Water pooling around the boiler, sometimes with a white crusty buildup (dried condensate). Might also see the boiler shutting down on safety.

Causes:

  • Clogged drain line from buildup
  • Cracked or loose PVC fittings
  • Frozen drain line (if it runs outside)
  • Condensate pump failure (if your system has one)

Fix: Clear the blockage, replace damaged drain line sections, or replace the condensate pump. Usually straightforward once we diagnose which component failed.
